Assistant Property Manager

Entrepreneurial Real Estate Development and Property Management firm is seeking an Assistant Property Manager for their growing organization. This company has experienced rapid expansion within the past two years and needs a strong leader to foster continued growth.

Assistant Property Manager

Responsibilities:

o Coordinate projects with maintenance, administrative, and leasing staff

o Ensure health and safety practices are adhered to

o Allocate work to and effectively schedule internal maintenance staff

o Hire 3rd party to cover shortages and for specialized work or projects

o Create processes and procedures to ensure all functions of the maintenance department are efficient and cost effective

o Interact with condo and home owners’ associations, maintain relationships

o Manage relationships with contractors and service providers

o Oversee the quarterly inspections of all properties

o Work with property owners on capital improvements and provide detailed explanation of maintenance charges, as necessary

o Oversee work order management through our property management system

o Ensure all maintenance activities are effectively communicated to necessary channels

o Provide leasing and accounting departments with updates, as needed

o Accounting responsibilities

o Monitor expenses and work with Accounting director with respect to budgeting, forecasting, and reporting

o Suggest methods for reducing costs

o Review work orders (internal employees) and 3rd partying billing and submit markup proposals

o Provide walk through sheets with correct pricing for security returns, in a timely manner

o Manage our large turnover of student housing

o Walk through units and assess tenant damage that needs to be held against security using pictures as back up

o Schedule turnover crews using 3rd party vendors

o Ensure all work is done in the allotted window and walk through sheets have correct pricing and are reasonable

Requirements:

o Proven experience in the property management field

o Extensive knowledge of the maintenance and construction process

o Ability to negotiate competitive pricing for labor and materials

o Experience in planning maintenance operations

o Ability to track and report on activity

o Excellent communication and interpersonal skills

o Outstanding organizational and leadership abilities

o Strong time management and prioritization skills

o Attention to detail and quality control effectiveness

o Strong and swift decision-making abilities
